I started property investing in 2016.I had no experience or contacts in property.

Then in 2017, at a property event, the main speaker had built 300+ properties, so I asked him what someone like me should do—young, limited capital, no experience.
He said "Forget extensions. Just add bedrooms by changing the property’s layout."
This sent me in a totally different direction—suddenly I could see profitable opportunities where others just saw ordinary properties.
The strategy was so simple I thought I'd have a deal within weeks. In reality, it took me 16 months to buy my first property!
It took me months to figure out how to make sure the property layout was compliant with building control, which permissions I needed to do the conversion and how to get them, how to structure the deal so banks would lend money to buy the property, how to cost the refurb properly so builders couldn't rip me off—the list went on
Even simple things that seemed minor could destroy your profits entirely or derail the project. The initial learning curve cost me significantly more than I expected in time cost.
In December 2018, I finally cracked it.
Having continued and stuck to my plan and after analysing and viewing 100s of properties… I finally created a system that enabled me to do this faster and easier, in the simplest way possible.
I bought a one-bed in Battersea for £237,150. I converted the kitchen to create the second bedroom and the property was revalued at £320,000.
